Overall, the conversion and refurbishment created considerable environmental and economic benefits for Hong Kong. Mr Yuen estimated that almost 100,000 cubic metres of construction waste would have been produced had the former cargo terminal building been demolished. By retaining most of the concrete and steel structure of the old building, savings of up to HK$700 million were realised, not to mention the energy that would have been used in constructing a new building.

Even before it was officially opened in July 2005, the EMSD Headquarters gained recognition from the architectural profession, winning the Merit Award in the Hong Kong Institute of Architects' 2004 Annual Awards. Mr Yuen is rightly proud that the team has so successfully achieved its objectives: namely, to create a modern, high-tech and user-friendly building for EMSD that reflects its image and aspirations. The team is also proud that the refurbishment has been conducted on time, within budget and in a sustainable and cost-effective manner. What's more, the building looks and feels brand new.

How long may the EMSD Headquarters last in its new lease of life? Mr Yuen reckons with a smile that with proper care and maintenance, the building will enjoy "a very, very long life".
