Double-layer curtain wall with return air grills, found on office windows.

The EMSD Headquarters office floors have a double-layer curtain wall with return air grills. The void between the two layers of glass is a return path for cool air that lowers the surface temperature of the glazing, thus reducing the amount of energy consumed by the air-conditioning system. Double-glazing also insulates for sound and provides a quiet working environment. Greenery, a source of natural calm and tranquillity, is also built into the building design, in the form of small, simple landscaped rest areas on the second and seventh floors.

Wind turbine on the roof, another renewable energy feature at the building.

A spiral staircase on the seventh floor takes the visitor to the rooftop viewing gallery, with panoramic views of Hong Kong's largest solar photovoltaic panel system, comprising over 2,300 photovoltaic panels that can generate up to 350kW of electricity. The panels are grid-connected to the distribution network of the local electricity company, producing some 200,000 to 400,000kWh of electricity every year from direct sunlight, representing 3 to 4 per cent of the building's electricity consumption. Using the panels to generate electricity also reduces the power stations' carbon dioxide emissions by about 280 tonnes per year. All panels face south and are inclined at 22 degrees to the ground to achieve maximum operating efficiency.
